Step 1
Submit your plans (5 full size sets and one reduced 11"x17" set) to the Community Development office along with your
applications and plan review fee. If you are planning to construct a building addition or new building, you will also need to submit a survey showing the new construction and building setbacks.
The Plan Review Fee for new commercial buildings is $150.00 per 5,000 square feet or fraction there of. The fee for commercial remodeling is $100.00 per 5,000 square feet or fraction there of.
Building permits for additions or new commercial structures located in Planned Zoning Districts will need application and approval for a
site plan revision prior to building permit approval. This process takes approximately 6-8 weeks.
Step 2
Your application, plans and survey, when applicable, will be processed. City staff will review the information and provide a recommendation for approval or denial.
Commercial building permit applications that involve alterations to the exterior of the building and all new commercial buildings require review and approval by the City Council. This process takes approximately 1 month. Use the
2011 City Council agenda calendar to determine the appropriate time to submit your request. The applicant, or someone on their behalf, may be expected to attend the City Council Meeting to answer any questions that may arise. The applicant will be asked to provide a color rendering for changes to the exterior.
Step 3
After the City Council approves a permit, the applicant may pick up the permit at the Community Development office. The permit fee is due at the time the permit is issued.
Step 4
During your construction, you will be required to have
inspections
of the work. Call the Community Development office at 436-2200 to schedule the inspections. We try to respond to your request within 2 hours; requests received after 3:00 pm will be performed the next business day. When the construction is entirely complete, you will have a Final Inspection, and a Certificate of Occupancy will be issued.
