Community Development
Commercial Development:
The Planning and Zoning | Building and Construction Divisions of the Community Development Department handle Commercial Development projects; whether it be a new project, addition, remodel, tenant finish or exterior improvement. Depending on the type of project and/or the zoning of the property the application process varies. City staff recommends that the design team and owner/developer meet with staff prior to project design kickoff and when plans are approximately sixty (60) to eighty (80) percent complete. The Commercial Building Permit application process can run simultaneously with the Planning and Zoning application process.
(NOTE: If running simultaneously with Planning and Zoning, the Planning and Zoning application must be presented and approved prior to the Commercial Building Permit application being presented for approval.
The following types of Commercial Building projects require the approval of the City Council:
1. New building or structures.
2. Additions to existing buildings or structures.
3. Exterior modifications to existing buildings or structures.
This process takes approximately three (3) to four (4) weeks, of which two (2) weeks being the review process.
The following is required for any Commercial Building project:
1. Application and Plans:
a. Review Phase:
Plans will be reviewed by City staff and comments, if any, will be forwarded to the design team and applicant.
> Submit a completed building permit application.
> Submit the plan review fee.
- New Commercial including additions - $200.00 per 5,000 square feet or fraction thereof.
- Remodel, tenant finish or exterior improvements - $150.00 per 5,000 square feet or fraction thereof.
> Submit a full set of plans digitally; either email or flash/thumb drive.
(NOTE: New Commercial and additions require; in addition to the Civil, Architectural, Mechanical, Electrical and Plumbing plans:
> Code Analysis Sheet,
> Colored Elevations and Rendering,
> Photometric Plan,
> Landscaping Plan incorporating BMP's,
> Fire Alarm Plan,
> Fires Suppression Plan, and
> Materials Board.
b. Approval Phase:
Commercial Building projects will be approved either by:
1. City Council as referenced above, or
2. Administratively.
2. Permitting:
Once plans have been approved the following is required to issue the permit(s).
> Full set of signed and sealed plans on a flash/thumb drive.
> Four (4) full size sets of signed and sealed plans.
- Two (2) full size sets of plans will be stamped and returned to the applicant/contractor.
> Permit fee.
> Current Business License.
